Evaluating Window Replacement

Window replacement offers the chance to improve energy efficiency, reduce maintenance cost and enhance the appearance of any home.

Examination and evaluation of existing windows must go beyond simple appearance and include structural components and operability. Age alone is not a good predictor of the conditions of windows. All windows deteriorate with age: wood windows decay and warp, metal fames corrode, and all moveable components wear. Exterior rot and corrosion are among the most difficult and costly items to repair when restoring windows. With age and use, sashes and frames wear on openable windows, producing a gap between openable sashes and frame. While a small gap is required to permit easy movement of the window sashes, too large a gap results in loose windows and air infiltration, wasting both heating and air-conditioning energy.

An important yet often overlooked factor when considering the economics of window replacements is the cost of maintaining the finish on existing windows. How often do your windows need to be painted?
